Energy refurbishment of 18 public rental housing units in Vélez Rubio

The works have been put out to tender for around half a million euros.

The Regional Ministry of Development, Territorial Planning and Housing, through the Andalusian Housing and Rehabilitation Agency (AVRA), has put out to tender the energy rehabilitation works for a development of 18 public rental housing units in the Almeria municipality of Vélez Rubio. The works, which will be executed in 2024, have been tendered with a budget of nearly half a million euros (459,445), which will be financed through the European Feder funds of the Operational Programme 2021/2027.

The development is located at Cantarerías 22 and Carril 31 and 33 streets. It is a group of public housing for rent, belonging to the residential park of the autonomous community, which is managed by the AVRA agency. Companies interested in bidding for this tender have until 19 January next year to do so.

The company that is awarded the contract will have a period of six months to carry out the work from the start of the project, which includes improving the insulation of the building envelope, which is expected to result in a significant reduction in the heating and cooling demand of the homes. This will minimise electricity consumption, increase comfort in the homes and, at the same time, reduce the carbon footprint in the atmosphere.

The planned improvements to the envelope will consist of the application of an Exterior Thermal Insulation System (SATE) with rock wool, the replacement of the current exterior windows with PVC windows with multiple chambers and low emissivity glass, and the reinforcement of the insulation of the roof, also with rock wool. It is also planned to change the access doors to the homes and install new ones with interior insulation, and the installation of ventilation with heat recovery in all the homes.

On the other hand, various minor repairs will be carried out, such as waterproofing the exterior galleries, adapting the electric meter room, changing the flooring in the courtyard, replacing the lighting installation in communal areas and the entry phone, repairing the television and telephone installation, painting the walls and locks.This action in Vélez Rubio is one of the twelve that AVRA is putting out to tender in the last quarter of the year to improve the energy performance of other developments in the Junta de Andalucía’s public rental housing stock. These projects aim to increase energy efficiency and reduce greenhouse gas emissions in 586 homes and will be financed with 13.4 million euros from the European funds of the Feder Operational Programme 2021-2027.

AVRA has been working for years on the energy refurbishment of its rented housing stock by incorporating innovative renewable energy systems, with the dual aim of improving comfort in homes located in vulnerable environments and affected by energy poverty, and at the same time reducing greenhouse gas emissions into the atmosphere to help halt environmental deterioration.
